STEP 1: UNDERSTANDING YOUR UNIQUE NEEDSIt's important to have a clear picture of your goals, timeline, and motivation. Once I understand your unique circumstances, I can advise you on the best course of action. Then, we can develop a strategy to meet your goals. Together, we will discuss if it's in your best interest to sell now, make updates to your home to increase your resale value, or wait to list your home in a more favorable selling season. If we determine it's in your best interest to make some upgrades prior to selling, I will guide you in prioritizing which updates will bring the highest returns, and even provide recommendations for reputable contractors. Don't have time to meet with contractors, compare pricing, and determine the best man for the job? That's ok, I can assist with that too. |
STEP 2: PRICED TO PERFECTIONIf a home is priced well and marketed correctly, it sells. Unfortunately, many homeowners make the mistake of incorrectly pricing their home initially. This is a critical error that can have disastrous affects. In order to ensure this doesn't happen to you, we will work together to determine the appropriate asking price for your property. I have a comprehensive understanding of buyer behaviors, and will apply this knowledge to help you best price your property. Together we will review the recent market activity in your specific neighborhood, and determine the best listing price based on your needs and desired timeline. |
Step 3: Prepared to impressPreparing your property to sell means making your home look like she's meeting the future in-laws for the first time. The first step is removing all of the clutter, and re-arranging furniture so that it is most appealing to buyers. Minor repairs such as paint touch-ups will also be addressed at this stage. We will make sure all of your lights have bulbs, and consider staging measures that will enhance your home visually. Additionally, you will want to make sure the lawn is mowed, and the home has a great curb appeal. Don't worry, it may sound like a daunting task, but I'll get my hands dirty with you. Once, your home looks so good you begin to reconsider even selling, I'll schedule the photographer to capture your property in all her glory. |
Step 4: Selling, Selling, Sold!Understanding the unique selling points of your property allows me to create a specific marketing plan that targets your ideal buyer. Utilizing a combination of social, print, and email based ads, I will make sure your home appears in front of those buyers. Don't worry, your home will also looks beautiful on the MLS, Zillow, and all of the other third party real estate sites out there. Generally, open houses are used by real estate agents to generate new business for themselves. But, in the rare event we determine an open house would be beneficial for you, I'll put out the balloons on every corner and knock on every neighbor's door announcing the opportunity. |
