STEP 1: CONSULTATION The first step in selling your home is to meet face to face with your dedicated real estate agent. Together, we will discuss your exact needs and timeline and develop a strategy to meet your goals. We will review comparable sold properties, and determine if it's in your best interest to sell now, make updates to your home to increase your resale value, or wait to list your home in a more favorable selling season. If we determine it's in your best interest to make some upgrades prior to selling, we will work together to prioritize which updates will bring the highest returns, and I will provide recommendations for reputable contractors. |
STEP 2: PRICING We will work together to determine the appropriate listing price for your home. I have a comprehensive understanding of buyer behaviors, and will apply this knowledge to help you best price your property to sell. After reviewing all of the comparable properties together (homes currently for sale, homes that are pending, and those that have recently sold) we will determine the best listing price for your home based on your needs. |
STEP 3: PREPARATION Preparing your property to sell means making your home look the best that it can. The first step is removing all of the clutter, and possibly re-arranging furniture so that it will be most appealing to buyers. Minor repairs such as paint touch-ups should also be addressed at this stage. We will make sure all of your lights have bulbs, and consider staging measures that will enhance your home visually. Additionally, you will want to make sure the lawn is mowed, and the home has a great curb appeal. Once, all of the preparation is taken care of, and the home is fully cleaned, I will schedule a professional photographer to come out and capture the home in it's best light. Using these photos, I create property brochures and additional marketing materials. |
STEP 4: MARKETING Marketing your home involves a multi-faced approach. While the majority of home buyers are starting their home buying search online these days, our approach to marketing involves both traditional and electronic means. We begin by doing what we call pre-marketing to create a buzz about your property before it officially goes live on the MLS. This involves informing other agents about the property, reaching out to the neighborhood, and pre-marketing to both agents and home buyers through electronic means such as email campaigns and targeted FaceBook ads. Once your home is listed in the MLS, we also syndicate your listing to thousands of relative sites including the big names such as Zillow, Trulia, and Realtor.com. Our marketing plan continues in accordance with the level of interest in your home. Oftentimes, your home is already on under-contract after a little bit of pre-marketing. However, additional marketing tools include open houses and property tours, video campaigns, and direct mail. |
STEP 5: SHOWINGS & OFFERS We will work together to determine the best showing instructions for your home. We will want to determine how you can accommodate the most showings under your given circumstances without causing too much disruption to you and your family. You can learn more about this process in this blog post. You will receive regular feedback from the showings, and if there are any insights derived from this feedback we will work together to implement changes to make your home show in its best light. A successful showing leads to an offer. Once we have an offer on the table, it's time to review all the technicalities and negotiate. |
STEP 6: NEGOTIATIONS Once you've received an offer, we will review it together. I will prepare a net sheet for you to see exactly how much money you will net from the sale with the given terms. We will review the terms and decide if they are favorable to you. Usually, we will counter the offer. This means proposing changes to the terms such as the sales price, closing date, or who pays for the survey. I have an in depth understanding of contracts, and I will negotiate on your behalf to make sure the contract reflects whats in your best interest. |
